Overview


Coastal Breaks is located in the neighborhood Seacrest Beach situated along the picturesque Scenic Highway 30A. The ranch style home features an open concept living space and offering 4 spacious bedrooms and 3 full baths. The sprawling floor plan offers plenty of space for the entire family and room to spare. When you are not at the beach, you can enjoy your time meandering through the shoppes and restaurants at Peddlers Pavillion, the Village of South Walton, Rosemary Beach or Alys Beach.
The space
The open concept living space offers plenty of seating for your family to gather and retail each other with tales of the days adventures at the beach. The mainlining space features a couple of over sized sofas, plush chairs, and a large, flat panel smart television set.

The well-equipped kitchen features stainless steel appliances, granite counter tops, a deep kitchen sink and bar seating for four. When you feel like dining in, you'll find you have everything you need to prepare an amazing meal for your friends and family. If you find your recipe calls for a little extra flavor, we keep a collection of common spices in a rack on the kitchen counter. The coffee maker features a traditional twelve-cup pot with a permanent filter as well as a single serving Keurig-style system.

The main living space opens onto a giant, screened in porch which unique among homes in this spectacular community. It is the perfect venue when you choose to dine alfresco or simply enjoy a cup of coffee or a mug of tea as you prepare for the day's adventures.

The master suite is located to off the living area with a king size bed and spacious ensuite master bath outfitted with double vanities, his and her walk-in closets, and a private toilet. The cavernous walk-in shower features a rainfall shower head. French doors open onto the screened in porch.

The queen guest bedroom has access to the porch on the rear of the home. Off the second hallway for the home is a bedroom outfitted with a king bed as well as one outfitted with a queen bed and twin daybed with a trundle underneath. The king bedroom also features access to the porch on the rear of the house. These two bedrooms share a hall bathroom outfitted with double vanities.

Coastal Brakes is certain to become your new favorite beach vacation destination. The home offers plenty of space for your entire family! The family room and each bedroom is outfitted with large, flat panel televisions.
Other things to note
PLEASE NOTE: The Seacrest Beach community does not allow guests to bring in trailers or boats. If traveling with those items arrangements must be made in advance to have them stored off site. Effective January 1, 2022 Seacrest Beach HOA has banned the use of non-owner golf carts, scooters and Mokes.

1. Smoking is NOT allowed. Evidence of smoking in the unit after guest departure will be subject to an additional cleaning fee charged to the guest who the reservation is under.
2. People other than those noted in the booking may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All our properties are privately owned; property management and the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Property management and the homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and recreational gear provided with the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order.
5. Only use appliances for their intended uses.
6. Bed linens and bath towels are included in the home. Please do not use rental houses linens at the beach or pool. Beach towels are not provided in the home.
7. Please know we do not rent to student groups or to guests under the age of 25. Guest whose name is on the reservation must be present for the duration of the stay.
8. This IS NOT a pet friendly property. Evidence of pets in the unit after guest departure will be subject to a $300 fee charged to the guest who the reservation is under.

 
*DEPARTURE CHECKLIST:
•  Empty refrigerator of all perishables. Remove all garbage from the home and take to exterior trash bins.
• Load any dirty dishes in the dishwasher and begin the wash cycle (use dishwasher detergent).
•  Do not strip beds, but DO collect all the used towels and place in the laundry room. 
•  Check all drawers and closets for any personal items.
• Return beach key fob to the kitchen counter.
• Turn off all lights and make sure exterior doors are locked. Make sure beach cruiser bikes are locked.
•  Check out on time, no later than 10am CT firm. If you’re leaving prior to 10am CT please text 30A Sea Story at the number listed on your arrival details so the cleaning crew can enter the home. THANK YOU!

*Homes left in complete disarray will be subject to an additional cleaning fee. Listing sites will be provided with photographs.
